Why You Should Use a New York State Certified Real Estate Appraiser
Only certified appraisers are recognized and
supervised by the state and federal government
and must adhere to state and federal ethics guidelines. Only
certified appraisers must have an approved level of education
and experience. The process takes between two and three years
and requires at least one hundred and five hours of educational credits as well as the completion
of more than two hundred appraisals. Because of these stringent regulations,
only certified appraisers are licensed by New York State and
are approved to perform all appraisal services.
THE FOUR STEPS TO YOUR REAL ESTATE APPRAISAL
1. THE PHYSICAL INSPECTION . . . looks at your property both in terms of
structure and appeal to the market (i.e., what the buyer would like). The appraiser will look at the
special features, both visible and not, of your property. The inspection includes the structures, the
lot, and the neighborhood.
2. In THE REVIEW OF SALES . . . The appraiser researches recent sales in your
neighborhood of properties which are similar to yours. This information is then used as one basis
of several which the appraiser uses for establishing the market value
of your property.
3. In THE WRITTEN APPRAISAL . . . The appraiser takes all the information,
organizes it, analyzes it and puts it in writing in a format which is acceptable to banks, assessing
officers, and government agencies. The report provides readable, easily understood conclusions
regarding the value of the property.
4. PRESENTATION AND FOLLOW UP . . . within a week you will have the full
appraisal report complete with photographs, computer generated layout drawings, maps, and
other pertinent information. The appraiser will be happy to answer any questions you may have
about the contents of the report. At this time the appraiser will serve as your consultant and
advise you how best to proceed.
