Most appraisals require either an interior or an exterior inspection.
Residential inspections generally take about a half-hour. The appraiser will measure the footprint of the building and has to photograph all the spaces in subject - including the attic and the basement. They need to photograph all the mechanicals. They will also look at conditions that may affect the appraisal. In addition they need to access the interior of any outbuildings on the property.
We pride ourselves on our rapid turn-around times and will keep you informed if extra time is needed. In general, residential appraisals take about 5-10 days. Commercial jobs take a little longer as there is more work.
The appraiser needs access to the home and however that can be arranged will work for us. The owner or borrower can be the one to grant that access or a real estate agent or a property caretaker.
Ongoing improvements are reported on and explained in the final report. Our appraisers can provide the report either "as-is" or
"subject-to" depending on your need.
Yes. We can research the value of a property on a given date. This might be necessary for the appraisal of property of a deceased party or for tax purposes to calculate capital gains.
No. Our work is just on physical property, not the financials of an on-going business
Usually private appraisals are paid in full at the time of inspection. Cash or check is the preferred method, though Paypal can be used for contactless payment. In certain cases we can make other arrangements.
